Previous work done included a totally remodeled and expanded kitchen, new guest room for live-in assistant and rework of an expanded laundry were all for greater accessibility. This project was for the complete remodeling of an existing master bath which was originally redone in the early 1970’s. The project consisted of removing the step up whirlpool bathtub , elevation of the step down shower and creating the open space for plants and bench seating (not shown). We were able to provide this remodeling of their recently acquired home that met their demanding expectations. In so doing, we were also able to take the home up to the standards of the neighboring large parcel sites. The original ranch style home was low and flat with little in the way of hierarchy in its layout. The clients desires for a Florida Vernacular home of some importance transformed this challenge into what is presented here: • Addition to the existing was a new master suite, raised open truss roof over the living room, new front porch and entrance. • Remodeled areas were the living room, Den, Guest and third bedrooms. • Demolished and rebuilt was the rear family room roof change to standing seam metal. The scope of remodeling included extensive site grading. • Site: By taking advantage of the site’s natural slope along the front, were able to lower the front driveway. This magnificent Usonian home was designed originally by Robert Green, one of the last students of Frank Lloyd Wright in the early 1960’s. Originally the home of the original neighborhood developer, Mr. Green’s vision of a protruding arrow as the inspiration for the design is unique among the surrounding properties and neighborhood. It is similar in both detail and concept to Kentuck Knob house in western Pennsylvania a few miles from Wright’s famous masterpiece of Falling Water. Constructed from select Cypress, Native Granite Stone and Glass, this home was in need of restoration and stabilization after almost 60 years. The current owners vision was to bring it back as much to original as possible while also updating it for a more modern program. This scope included the removal of a later den addition and its conversion to a new master suite, the restoration of the exterior wall assembly to provide effective humidity and vapor control, modification and replacement of partial mechanical systems, complete electrical system upgrade, Interior wood restoration and new open kitchen Both the new and restored elements were designed to work to reestablish the original designs harmony and beauty. Our services included several rounds of preliminaries, permit processing through both a variance request (for minor excess lot coverage and preexisting setback discrepancies) and construction permitting, contracting and contract management including on site visit to several craftsmen hired to do restoration on the concrete work and carpentry. This alone makes them unique in this market of cookie cutter quicky duplex’s in the area. Full use of the deep lot allowed for us to be able to shift the units from each other to add to their individual character. One problem noted in most designs of similar units was a lack of light in the designs. The mandatory dividing wall often makes for a dark interior hallway and steps. On this design we highlight that demising wall with both a continuous texture for its full height and natural light from a series of 3 small skylights. Working together you can see how the light and texture help tie the whole together. As a LEED Certified Gold building the challenges faced include the use of recycled materials and an environmentally challenged site that required innovative cost solutions to drainage and on site water management. The building structure is a combination of conventional reinforced concrete and prefabricated metal building systems. Playing upon the colors and playful nature of this now established start-up concept, we went through several iterations of our design to get to this final with our clients. The client was also looking to expand into outdoor dining with this project and have it be part of the restaurant seating area. The aesthetic goal of making the space a more open with much more in the way of natural lighting during expanded daytime operation.
